Checklist of Questions When Looking For a New Office Space in Overland Park

Looking for a new business space for rent in Overland Park?  Ask yourself this list of questions to make sure you are on track in your search for the perfect office space for your business:

  1. What location or locations best serves my clients/customers?  Think about both your current and prospective clients when finding a new space: will current clients follow you to a new location?  How will doing business in a new place affect your attainment of new clients?  Don’t forget that your business location will have an effect on your current employees, as well as your future labor pool for staffing needs down the road.
  2. How long of a lease is best for my business?  When considering this question, think about the potential growth your company could experience in the next few years.  If your growth is hard to predict, you might want to try for a short-term lease, but the downside of signing a short-term lease is changing rental rates.  You might be able to find a long-term lease with an option for expansion that could accommodate your business’s potential growth.  Long term leases are typically ideal when rental prices for real estate are low but predicted to rise.  Short-term leases mean that your business will have to move frequently, which costs time and money.  Know a little bit about the pros and cons of short versus long-term leases before you sign a contract.

Getting Started in a New Overland Park Office Space

There are a lot of regulatory, legal, and financial steps involved in starting or moving a business to any new state, city, or town.  You will need to do things like find the right bank, get any licenses and permits, register your business, formalize the structure of your business in that state, and more.  Luckily, there are a lot of resources out there that can help you manage that process, including e-government tools that you can find online.  Here are a few state-by-state specific items that are usually covered by government resources that you should check for as you begin your move:

  • Checklists for Starting a Business in a State – You will want to find out all of the legal steps associated with starting a new business in a new state.
  • Operating a Business in a State – Look up information related to running a business, including tax requirements, state employment laws, licenses, and more.
  • Training and Assistance for Small Businesses by State – Look into SCORE, local SBA offices, and any business assistance links that are available for women or minority owned businesses if applicable to you.
  • City and County Information – Find out any additional information about doing business at the most local levels of your new area.

Know what information to look for as you move or start a business in a new state!

Finding the Best Location for Your Office Rental Space in Kansas City: PART II

You have a lot of research ahead of you if you are thinking of moving your business to a new location—whether you have been growing for years or you are just a small start-up company.  Do not cut corners when making the decision about where to locate your business.  Here are a few more things to consider as you consider various cities.

#2 Understand State Regulations
Market forces aside, there might be state-specific issues in some cases that could have an effect on your small business and its potential in that area.  When looking at a state, do not just consult commercially produced sources that recommend a certain area.  Look specifically into government regulations for that state and make sure they will not significantly hinder your business’s goals.

#3 Taxes
Know the income, sales, and property tax rates for the state.  Ask yourself whether you could potentially pay less in taxes by simply moving your business across a nearby state line.

#6 Government Economic Incentives
Check to see if your business location qualifies you for any state-specific government economic business programs, such as loans for small businesses or other financial benefits.

These are just a few factors to consider when searching for a new location for your business.  Paying attention to state-specific details like these can help you make the best choice for your business’s interests!

Finding the Best Location for Your Office Rental Space in Kansas City

A lot of factors go into finding the perfect location for your business, whether you are a start-up company or looking into a new regional opportunity.  Considerations such as unemployment rates, market sizing, available resources, and quality of life all come into play when making this big decision.  Here are a few important factors to start with when finding a good business location:

#1 Know the Market
It is easy to look around on the internet and find dozens of lists of cities and states that are ideal for small businesses, with information based on a combination of lifestyle studies, statistics, and more.  While these can be very helpful, you might want to do a little deeper research than just perusing these commercially produced recommendations.  Government market and demographic data can give you a good idea of local market trends, small business lending, demographics, and more for an area.  Visit websites such as FedStats.gov or the U.S. Census Bureau’s AmericanFactFinder for this kind of helpful information.

Check back to future posts for some more insights on finding the best location for your business!  It is so important to do your homework and evaluate all the information at your disposal before making a decision about where to locate your business.
