  4. What will your costs be in the future?  How much can rent or other fees be increased each year?  What is the maximum amount or percentage these costs can be raised annually?  Beware of low percentage caps on load fees with hidden rent increases.
  5. What does your rent cover?  Make sure you know what taxes, services, and utilities are covered by your rent, versus what you have to pay yourself.

Dare to Dream Benefit Golf Tournament Near Southcreek Office Park

Good golf weather is right around the corner, so kick off your spring golfing by signing up for the Dare to Dream Benefit Golf Tournament to raise money for Special Olympics!  Special Olympics provides year round atheltic training and competition for children and adults with mental or developmental disabilities, and there are over 16,713 athletes in the state of Missouri alone.  The money raised from this year’s benefit will specifically fund a scholarship that will allow Special Olympics Missouri Atheltes from around the state to attend a week long Athletes’ Sports Camp this summer in Mexico, MO.  Here is some more information about this upcoming event:

Checklist of Conditions for Your Office Rental Space in Kansas City Lease: Part III

Have you done a walk-through?  Talked to your landlord about any repairs that need to be made?  Read over the lease?  You are almost there!  It could not hurt to read the lease carefully again—this time with a checklist in mind to make sure that the lease covers anything you might have concerns about.  Here are a few final things to make sure your lease addresses:

  • What are the terms of renewal?  What will your rent increase be if you renew, and will you be required to sign a new lease after a certain amount of time?  Usually landlords make the renewal term the same amount of time as the original lease (i.e. a two-year lease would mean a two-year renewal option).
  • Specifically state in the lease any work you plan on doing to repair or improve the property.  Some landlords might give you credit for the work you do, but they will want to approve it first.  Other might not allow you to do anything unless you use their contractors.
  • Look closely at anything the landlord has promised to do or not do.  You do not want to leave things at an “oral” agreement, because proving these terms were agreed upon can be extremely difficult, so be sure these terms are written into the lease.
  • Any other specific terms you have asked to be a part of the lease.

If any of these items are not included in the lease, request that they are written into the lease before you sign it, and make sure that you fully understand all of the terms of the lease!

2.    Continue negotiations.  Even though you have been given the lease, some of the terms might still be negotiable.  While reading your lease, take note of provisions you aren’t thrilled with and talk about with them with your landlord—you might be surprised at what you can still change.
3.    Figure out your business’s legal structure before signing.  Make sure that protective corporate shell is in place before finalizing your lease.  Be sure that your filed Articles of Incorporation or Organization (sometimes called Certificates) have been returned from the Secretary of State.
4.    Understand the leasing terminology.  Know terms like “Common Area Maintenance” (CAM)  and how they will affect your business and rent rate.

Great Midwest Balloon Fest Near Southcreek Office Park

Summer might be ending soon, but that does not mean the exciting summer activities are slowing down.  Check out the US Bank Great Midwest Balloon Fest from August 10-12 2012.  The event is perfect for kids of all ages, featuring a dazzling display of over 50 Special Shape balloons and corporate balloons.  The festival will take place at the Great Mall of the Great Plains in Olathe, Kansas.  Here are some of the featured balloon activities for this year:

  • Balloon Competitions – The Hot Air Balloon Competitions will take place at sunrise on both Saturday and Sunday, weather permitting.  50 hot air balloon pilots from all over the country will launch their balloons and fly them into the balloon field from a couple miles away.
  • Tethered Balloon Rides and Hot Air Balloon Rides – You can either take a tethered balloon ride for $5 a person from 7:00 AM to 10:00 AM and 6:00 PM to 10:00 PM, or take a full 50 minute ride with an experienced pilot.
